Below are the planning controls for the Liverpool local government area (LGA). At the bottom of this page are the various ways you can access these controls.
LIVERPOOL LOCAL ENVIRONMENTAL PLAN 2008
Liverpool Local Environmental Plan (LLEP) 2008 controls land uses in the Liverpool LGA. It is approved by the NSW Government and is consistent with State Government planning strategies.
LLEP 2008
- consists of a written document (known as the written statement) plus a series of maps
- The LLEP controls key development standards such as height of buildings, subdivision sizes and floor space limitations
- also controls matters such as heritage, flooding, and land acquisition amongst other planning matters.
Check the Liverpool Local Environmental Plan 2008 to see if your development is permissible and what development standards affect your development. The Liverpool Local Environmental Plan 2008 link at the bottom of the page for the written statement and maps.
It is advisable to check State Environmental Planning Policies and Regional Environmental Plans (prepared by the NSW Government) that may apply to your land. A zoning certificate (Section 149 Certificate) issued by Council for a fee will list the range of planning controls that apply to your land. Liverpool Development Control Plan 2008 provides detailed design controls for development in the Liverpool LGA. It is developed by Council although it includes parts which have had involvement from the NSW Government.
- It consists of a written document (known as the written statement)
- It is divided into various parts of which only a few will apply to your land
- It has general controls that apply to all of the Liverpool LGA plus controls that apply to certain land use zones in the Liverpool Local Environmental Plan 2008 or to particular localities.
LIVERPOOL CONTRIBUTIONS PLANS
There are three contributions plans that apply in Liverpool. These identify the infrastructure required to support new development and the contributions payable from new development.
