The Edmondson Park release area is located in both the local government areas of Campbelltown and LiverpoolThe site has a total area of 827 hectares and is bounded by the M5 Freeway to the south and east, Camden Valley Way to the north and Zouch Road to the west. 

 

The plans seek to enable the creation of distinctive, vibrant communities supported by appropriate transport and services, while preserving and enhancing the open space and natural features of the site.

 

It is anticipated that this release area will provide residential accommodation for an anticipated 25,000 people. The portion of Edmondson Park within Liverpool has an area of 631 hectares. It is estimated, that this area will contain 6706 dwellings and an additional population of approximately 21,843.

Density 

The release area incorporates a range of lot sizes and dwelling choices, from rural residential lots at 4,000m2 to attached dwellings of less than 250m2 and apartments in areas of highest amenity. It is anticipated that most lots will range between 400-500m2.

Town Centre and Local Villages 

The town centre for the new suburb is built around a future bus/rail interchange. It is anticipated that the Edmondson Park Railway Station will be operational by 2016. The town centre will provide approximately 25,000m2 of retail floor space which is equivalent to two supermarkets and a discount department store.  This will be supported by mixed use retail development and high density residential development.

 

Often located around parks and public primary schools, the potential exists for small local villages to support the everyday convenience needs of the residential communities.  Local villages may have up to three storey buildings but have a low scale predominately residential character.
