SEPPs and REPs

State Environmental Planning Policies

The NSW Government has established State Environmental Planning Policies (SEPPs) to address significant issues of the state and the people of NSW. SEPPs can apply to a specific area or in specific circumstances. In some cases they override the Liverpool LEP 2008 and Liverpool DCP 2008, while in other cases they are applied in conjunction with them.

A number of SEPPs may apply to land in Liverpool. There are three main SEPPS which apply to certain areas and override the Liverpool Local Environmental Plan 2008. These SEPPs provide the zoning and development controls for these areas.

The applicable planning instruments can vary subject to the proposed development. To determine which policies apply to your land please see Council’s ePlanning portal or obtain a Section 149 Certificate from Council.

Regional Environmental Plans 

Regional Environmental Plans (REPs) help provide a framework for detailed local planning by Council. Local Environmental Plans (LEPs) are required to be consistent with the objectives and intent of the relevant REP.
