Yarrunga Employment Release Area 

The Yarrunga employment release area covers approximately 226 hectares, and is an area in multiple ownership bounded by Hoxton Park Road to the north, Cabramatta Creek to the west, Kurrajong Road to the south, and the M7 motorway to the east. The subject land is zoned principally for industrial purposes under Liverpool Local Environmental Plan 2008.


Background 

This site is strategically located, with the M7/Bernera Road interchange being located within the release area. The site therefore has direct links via the M7 to the Sydney CBD, Port Botany, the airport, other employment areas within Sydney and the greater metropolitan region and interstate freeways.

The State Government Metropolitan Strategy identifies Liverpool as a regional city for the South West and, as such, Liverpool City and its surrounds need to futher develop as the retail, service and employment destination for the region. Future population growth within Liverpool (including new estates like Greenway Park, Middleton Grange and Edmondson Park) and surrounding areas will generate the need for provision of employment lands in the local area.

Liverpool City Council has also adopted a one job per house benchmark to guide development within the LGA to help ensure the balanced provision of employment in line with residential development.

The Yarrunga employment release area is seen as a prime opportunity to achieve employment generation within a suitable and highly connected location.


Compatibility with surrounding zoning and land use patterns  

There are areas of the Yarrunga employment release area within 150m of existing zoned residential land. Council has applied controls (including requirements for setbacks, access, site circulation, noise amelioration, architectural elements and hours of operation) to ensure an adequate transition between industrial development and the residential areas.

These controls will be enforced by the Liverpool Local Environmental Plan 2008 and Liverpool Development Control Plan Part - 7 Industrial Areas.


Documentation  

Council has also prepared and adopted an amendment to both the Liverpool Development Control Plan  Part 7 – Industrial Areas and Liverpool Contributions Plan 2001 with regard to these areas.
