Planning Certificates

Section 10.7 (2) and (5) planning certificates (formerly Section 149 Planning Certificates) are issued under the Environmental Planning and Assessment Act 1979 (EP&A Act). These certificates provide information related to planning considerations for a site and is typically required for the sale or redevelopment of a property.

Planning certificates are generated on the lot, not the street address. Where a street address comprises more than one lot (for example: 33 Moore Street being Lot 1 and Lot 2 DP 345632), a separate certificate for each lot must be applied for. Each certificate will require the payment of the appropriate fees as identified below.

Section 10.7 (2)

Section 10.7 (2) certificates include zoning, heritage, flooding, bushfire, contamination and other planning considerations. The certificate also provides information about the availability of development for the land.

Section 10.7 (2) & (5)

This Certificate provides both the information available in a Section 10.7 (2) and additional matters such as details of flooding, potential contaminated land, airport noise and environmentally significant land.

For properties affected by certain flood levels (including a one in 100 year flood) a flooding certificate will be issued via PDF in addition to a Section 10.7 certificate.
